Residences along the waterfront

PASSO by Beyond is a planned beachfront residential development on Palm Jumeirah’s West Crescent. Its two towers, Avita and Bella, bring apartments, distinctive residential collections, penthouses and standalone Beach Mansions into a setting defined by the Gulf.

BEYOND presents the project as 625 residences, five penthouses and six Beach Mansions, with configurations from one to six bedrooms. These figures preserve the developer’s published wording and do not describe current available inventory.

The developer, BEYOND Developments, was launched by OMNIYAT Group in 2024. The young brand’s own project history should be distinguished from the wider group’s earlier development experience. The developer’s project information states expected completion in 2029; the contractual timetable for a selected residence is confirmed separately.

Palm Jumeirah · West Crescent

The location is the Palm’s western crescent, within an established resort and residential environment. Project material describes approximately 250 metres of private beachfront: the sandy shore, Gulf and landscaped outdoor spaces together establish the character of the development.

At PASSO, the waterfront forms part of everyday spatial use. Communal gardens, terraces and planned beach access extend residential life beyond the interior.

Architecture shaped by the waterfront

Curved façades, stepped terraces and substantial glazing shape Avita and Bella. The architectural language draws on coastal forms, with horizontal lines, balconies and landscaped communal areas connecting the buildings to their setting.

The interior presentation combines open-plan layouts, natural textures and neutral finishes. Furniture, lighting, wall cladding and decorative elements shown in renders are not automatically included in the purchase; the contractual specification determines the supplied fit-out and contents.

Avita and Bella

The two towers are related but distinct releases within PASSO. Their launch periods, layouts, prices and sales offers may differ. Avita terms are not generalised to Bella, and a launch price for either release is not treated as the current starting price for the whole project.

The residential collection

The Residences. One- to four-bedroom apartments within the project’s residential setting.

Wellness Collection. One- and two-bedroom homes associated with private gardens and plunge pools in the collection’s project description. Landscape and the connection to the beach are particularly significant here.

Elite Collection. Larger premium one- to four-bedroom residences. The selected unit’s documentation establishes its exact area, layout and outdoor spaces.

Six Beach Mansions

PASSO’s six standalone, six-bedroom Beach Mansions form a distinct beachfront collection. Project material describes direct beach access, private gardens, plunge pools, private lifts and storage, with enclosed basement parking for three cars.

The individual house format, garden and proximity to the shore establish a different residential experience from the tower homes. Arrival, parking and movement between levels are also designed around private use.

The developer-branded factsheet gives an average total area for the category of 11,830 sq.ft., approximately 1,099 m². This is a category average, not the exact size of every Beach Mansion. A particular home’s area, garden, pool and beach access are presented from its unit-specific documentation.

Five penthouses

The development includes five four- and five-bedroom penthouses. The project description associates the collection with two-level interiors, double-height living areas, terraces and private plunge pools.

Dedicated parking, private arrival lobbies and direct lift access are described category features. The limited number does not establish current availability; an individual residence is presented only with appropriate documentation and confirmed terms.

Private living, shared amenities

The planned beach and pool environment includes family and children’s pools, pool decks and landscaped spaces. An approximately 260 m² wellness pavilion is associated with outdoor yoga and recovery spaces; rooftop wellness facilities listed in project material include a wellness pool, sauna, steam room and treatment suites.

The children’s pavilion combines indoor and outdoor play with a Montessori-inspired concept. A sky garden, social lounges and open-air cinema sit alongside the Piano Café, working lounge and executive library, providing settings for both meeting and retreat.

These are planned facilities for an off-plan development, rather than amenities already in operation. Final provision and access depend on the project and the selected residence’s contractual documentation.
